This 400 acre property was formerly the headquarters of the Fluor corporation which included several low rise offices and a unique octagonal tower all set within sprawling surface parking lots at the upper end of the watershed for the famous Newport Back Bay wetlands. Our work defined the growth patterns that could subsume the existing surface parking with an array of structured parking all of which were linked to vehicular road access. The vehicular access to this property is only from one side and burdens a singular street, Michleson Drive. Freeway identity was important to two office towers, one of which we ultimately designed and built; 3161 Michelson.
The character of place was already set by the odd shaped Fluor buildings which required a great deal of attention to provide for a more humane identity for multiple tenants and also to associate with a park like setting of landscape. One singular hotel tower would mark the skyline and garden pathways and distributed parking facilities could embrace new residential development along with extending a new retail facility built on one corner.
